Tenant FAQ


  • What are the requirements for insurance, if any?

    The lease requires tenants to provide a minimum of $100,000 in liability insurance throughout their tenancy. This is completed through a Liability Insurance Policy or a Renters Insurance Policy. If a tenant does not initiate his or her own policy within 2 weeks of move-in/lease renewal, then the tenant will automatically be enrolled into a LLIP (Liability to Landlord Insurance Policy) charged $9.50 per month with a $3.00 administration fee as well. **Note that the LLIP does not cover tenants personal belongings, that would require a renters insurance policy. 

  • What is the minimum credit requirement and score?

    Minimum score is 625. Credit history or Civil Court Records must not contain slow pays, judgments, collections or liens within the past EIGHTEEN (18) months. Eviction filings less than 5 years need NOT apply. 

  • How much is the application fee and if I do not qualify to lease a property, will I get my application fee back?

    FIRST, we never encourage anyone to make application if a prospect does not meet the “tenant requirements”. The app fees are $50.00 per person. Any person 18 years of age and older that will be living in the property, regardless of marital status, must submit an application for the screening process. Finally, we pay a 3rd party vendor for screening applications, therefore, no application fees will be returned-THEY ARE NOT REFUNDABLE.

  • Are pets allowed?

    The owners of the property set the criteria and limitations as to allowing or not allowing pets. Please refer to listing information for the property of interest. If owners approve pets, pet fees are as follows: $325 per pet. (NOTE: this is a “FEE”. Fees are the exchange for a pet to be at the property, they are NOT refundable. “FEES” are NOT “DEPOSIT”. Insurance restricted breeds are never allowed. We adhere to the Federal Regulations as to ESA and service animals, but a prescription from a current tending physician (with 24 months) must be provided.  


  • How does the application process work?

    Applications are not a "first come, first serve" basis. Landlords reserve the right to go with the strongest application (application that most strongly meets the tenant requirements).


  • How do I apply for a property?

    FIRST: Read the tenant requirements to verify your application meets the minimum requirements. Then go to "Vacancies" menu at the top of the page. Scroll until you see the property you want to apply for, then click on apply now button next to the property. Follow the steps in the application and pay your app fee at the end to submit your application. 

  • How much are security deposits? Are security deposits refundable?

    Deposits are a minimum of one month’s rent. However, the landlord reserves the right to potentially request a double deposit when justifiable. Our company receives ZERO benefits from tenant deposits. Returned deposits are contingent on the care and maintenance the tenant performs while in the property and the condition of the property after tenant moves out. Also, at the end of your tenancy if you meet all check out requirements and conditions set forth in the lease.


  • Can I pay rents and manage the rental account online?

    Once you move in we will send you a link to your tenant portal where you can submit maintenance requests, pay your rent, and check your transactions with our company. NOTE: we have no control over the “back ending” for your account. Therefore, you must never lose your password as we have no record of it.
