  • What is Home Rental Pros experience in property management?

    Our founder began working in Real Estate large portfolio management in 1988. After 5 years he took that experience and moved to set up his own property management group with improved systems. Through the years, our team incorporates “real life” experiences, lawyer taught education, national property management association publications, multiple property management and investment educational materials, plus live state and national association convention educational courses.  


  • How does Home Rental Pros fees compare to other management groups?

    Our owners and investors interviewed many other companies in our market and found Home Rental Pros extremely competitive. Some even have investments in other markets and made it clear to us that our fees when compared with our decades of experience and superior management protocols, are a visible value.   • How does Home Rental Pros plan to get my home rented quickly?

    Our marketing network brings powerful advantages through syndication. Yes, we still have yard signs. However, marketing research shows that over 75% of all prospective tenants turn to the web for their rental search. No single website attracts more than about 10% of prospective tenants. Therefore, we partner with many syndication groups.   • Does Home Rental Pros inspect my property?

    We complete an in-depth inspection as we bring properties into our management portfolio, including serial numbers on appliances and large items. This includes form reports, marketing and documentation photos. This would also be considered a pre-tenant move in inspection. We also complete periodic property reviews during the lease period. There is an additional annual or lease renewal inspection completed just prior to the tenant’s potential lease renewal. We also complete move out inspections with form reports and documentation photos. Through the years we have understood owners concerns for their investments. That is why very early in our business we began prospective tenant screening. Quality applicants lead to better tenants. Although, we have learned that tenants are not as careful in the residence as the owner. Therefore, we work hard to place quality residents thus reducing risk.


  • How is Home Rental Pros management better than others?

    First, there are very few property management groups in our market that have been in the business as long as we have been. There is no substitute in this business for decades of “street level experiences”. But, the following sets us apart as no other company in our market. 1) We have a retired state certified appraiser on staff for consultation as needed in maintaining the best rent rates for bull and also bear markets. 2) We have an in-house maintenance company partner that’s provides our owner/investors options for competitive cost, reliable responses for urgent maintenance, and quality workmanship. 3) We have a State Certified Contractor on staff. This has been extremely important for our clients through the years during their most extreme periods of need. Post hurricane, fire, or flood. Our contractor even works with other management companies in our market when they need the expertise of a State Certified Contractor for complex or permitted work. Finally, by partnering with Home Rental Pros, you will have an awesome package of additional service opportunities within the Management office that other management group just don’t have. We have a sister company that can provide our clients needed contractor oversight, consultation for best practices, potential code questions, and to ensure that permitted work can completed in a timely. 


  • Why should I have management company to manage my home or investments?

    There are many advantages to using a management company as opposed to self-management of your rental property, especially for absentee owners. It seems owners and investors have many different reasons for having rental properties. They have varying demands and very different expectations as to the end result that rental property ownership will provide. One of the more important reasons that many of our clients have shared with us is that they can know their asset has professional oversight and they can continue with their existing job/career, some can travel with no worries as to the day to day demands that rental properties have.  They find comfort with professional management, income is collected on time, accurate accounting, record keeping for tax filing and full-time maintenance coordination. There is also importance by having management who do inspections as to the overall condition of the home, advise owners of issues and to take care of problems before they progress, ensuring that the property retains optimal value. 


  • How do I receive my rents, what about your accounting and reporting?

    Once you Partner with Home Rentals Pros, we will collect information from you to set up direct deposit of rental income. You will also need to set up with an online portal. Owners are e-mailed a link to your portal so you will have access 24/7 to your 1) Statements, 2) Transactions, and 3) Documents. You have available to you monthly statements for your record keeping and tracking. You can also view all transaction for your property such as rent collected, HOA dues (if applicable), and maintenance cost. We can also scan in documents for your records such as inspection reports, tenant insurance, photos of completed work or deferred maintenance that may need your attention. Home Rental Pros provides all our clients an end of year 1099’s and cash flow reports, as needed for your IRS filings. 


  • How does Home Rental Pro take care of needed repairs and maintenance?

    Home Rental Pros has a maintenance coordinator to schedule as needed work with our maintenance techs that are very qualified, with decades of experience and most have been with us for decades. Therefore, when you partner with us you can have peace of mind knowing that we can take care of those repairs and maintenance needs. Best of all, our in-house maintenance and repair cost are very competitive in our market.

    Another opportunity that that does not exist with other management groups in our market is the sister company to Waddell Realty, LLC. Waddell Homes Inc (dba: Happy House Pros provides as needed options when owners need to consult with a State Certified Contractor who can offer advice and expertise on what repairs or modifications are needed after many “Acts of God”. Including termite damage, roofing replacements, rehab after flooding, hurricane damage, fire damage, systems replacement and all permit required repairs. Waddell Homes Inc, had a great reputation and works with many other management companies in our area when they need an expert. One management company had a drunk driver lose control and run through a wall of the home. Waddell Homes, Inc worked with the management company to meet with insurance adjusters, make the repairs, and rebuild as needed in a “timely manner”. Best of all, if you partner with Home Rental Pros, you can rest comfortably due to in-house opportunities with us found with no other management company.
